HERE’S HOW EASY IT IS TO SELL YOUR HOME PRIVATELY

First, we visit your home.

As private home buyers, we’ve seen many houses in various conditions. Please don’t think you have to fix it up, or stage it for us.  We’re simply looking for the key items that any buyer looks for in a home.  We’ll spend a little while with you, and look at the rooms, the exterior, the basement or utility room to inspect the heating/cooling system and water heater.  If there are any special features you’d like us to note, like a fireplace or a nook, please let us know.

The visit will NOT cost you anything, and you are under no obligation to us.  We usually make an offer within 24 hours of the visit, just to ensure that we’ve covered everything. If you choose not to accept our offer, that’s totally fine.

Remember, you can leave the house in “as-is” condition, including furniture and household items if necessary.

How do we calculate what the “best offer” is for your home?

We’re real estate investors, so we are aware of what the market is in your area, and what comparable homes have sold for. We also take into account what repairs (if any) we’ll have to make. From there, we make a firm offer that we’ll stand by right through to your closing.

Next, we make you an offer to sell your home privately

We’re a private real estate investment firm, so there are no approvals or bank loans to go through. We’ll provide a written document with our best offer to you, usually the next day after we visit your home. You can decide then to accept immediately, or take time to talk it over. When you do accept, you’ll sign a contract that indicates your willingness to sell to us.  We’ll also decide on the closing date, which is entirely up to you.  We’re able to close in as little as two weeks, but depending on your situation, you may need longer than that.  No rush – we’ll work around your schedule. When you sign the contract, we’ll also give you an earnest money deposit.  We typically offer anywhere from $1,000 to $2,500 depending on the offer.  This shows our good faith, and is applied toward your final payment at closing.

Finally, we perform the closing

Real estate closings are a breeze when you sell privately.  Option One handles all the legal fees, the title fees and all the closing costs.  You won’t pay a thing.  On the day of the closing, we’ll hand you a check for the exact amount we agreed to. The best part about selling privately is that you keep all the money – no real estate commissions, no hidden fees, no additional costs and no appraisal or financing contingencies.
